CalHFA assistance estimator
Slide to your target price and pick a loan type. You will see your possible MyHome down payment help, plus the ZIP loan for closing costs.
Why two percentages?
MyHome gives you up to 3.5% of the price with a CalHFA FHA main mortgage. With a CalHFA conventional main mortgage, it gives up to 3%. The loan is deferred. It just waits, with no monthly payment. ZIP adds about 2-3% of the first loan amount at 0% interest for closing costs.
Total potential assistance
Estimates for educational purposes only. This is not a loan offer, quote, or approval. Actual assistance depends on CalHFA program terms, appraised value, income limits, and underwriting. CalHFA sets all program terms and may change them at any time.
Like those numbers? Find out if they're yours.
The quiz takes about 60 seconds. No credit pull, no documents, no obligation. It shows which programs could fit you and what those dollars could really be.
Monthly payment calculator
This shows the full picture. It adds principal and interest, property taxes, homeowners insurance, mortgage insurance, and HOA dues. Budget from this number, not the loan payment alone.
Estimated monthly payment
Estimates for educational purposes only. This is not a quote, offer, or approval. Taxes, insurance, and mortgage insurance are rough approximations. The interest rate is whatever you set on the slider, not a rate we are offering. Your actual payment will differ.
Calculator FAQ
How accurate are these CalHFA calculator estimates?
They are rough ballparks, not quotes. The estimator uses the published MyHome percentages: 3.5% for FHA and 3% for conventional. It adds a typical 2-3% ZIP range. The payment calculator uses standard loan math with rough California defaults for taxes, insurance, and mortgage insurance. Your real figures depend on the property, your credit, and current CalHFA terms. We verify everything during a real pre-approval.
What interest rate should I use in the payment calculator?
We do not publish rates on purpose. Rates change daily and vary by credit score, loan type, and program. So try a range. Run the slider half a percent above and below your best guess. Watch how much your payment moves. When you are ready, we will price your exact scenario with current CalHFA rate sheets.
How do I find out my actual assistance amount?
Take the 60-second eligibility quiz or call (619) 815-1996. We check your income against the 2026 CalHFA limits ($259,000 in San Diego County). We match you to the right main mortgage. Then we calculate the exact MyHome and ZIP amounts for your target price. Free, with no obligation.
